We specialize in landscape design, pool-scapes, hardscaping, outdoor kitchens, custom carpentry, putting greens, exterior lighting and audio, and ponds and water features. We’re good listeners, and we will take the time to develop a plan that reflects your vision while maintaining a functional form that is aesthetically and visually pleasing to the eye. We take the stress out of planning your backyard project, working with our engineers and architects to ensure your project is built to code, and eliminating any questions of feasibility. We also provide design-only services for clients all across the country.

What services do you provide?

We specialize in outdoor living spaces, so we provide a complete package including paver and natural stone patios, retaining walls, decks, pools, outdoor kitchens, shade structures, fencing, fire and water features, outdoor lighting, storm-water management, and landscaping. We are able to design and install your project from start to finish, and will work closely with you during the design process and construction to make sure no details are left out and that you are well informed about the progress of the project.

How much does a new back yard cost?

The cost can vary drastically depending on the size and scope of the project as well as what materials and amenities are selected during the design phase. Most smaller, simpler projects start around 20k to 40k with many medium-sized projects in the 40k to 80k range. During our design consultation, we will give you a good idea of the pricing tier your project will most likely fall under before we move forward with the process.

Do you charge for your designs?

We do charge a design fee to get started on the planning stages of the project. This typically starts around $600 and ranges to several thousand depending on the scope of the project. The design process can be quite involved and time-consuming, and many times we have to contact your municipality and get information that is critical to designing your project, like storm-water management requirements or building setbacks. Sometimes a survey will need to be completed to establish property boundaries, easements, and other factors. We can assist in developing a plan that is compliant with local codes and will add value to your property.

Our Process

Over the years we've refined an effective and smooth design-build process, and we've outlined this in detail for you.

  • Step 01

    In-Person Consultation

    Meet with Cameron, for an in-person consultation at your home. During this consultation, the following items will be assessed:

    • Property’s lay-of-the-land and site topography
    • Home’s configuration, style, exterior materials, exterior color pallet, and unique architectural features
    • Existing landscape design and how it will tie into the new space
    • Scope of new outdoor living space – priorities and wish-list items
    • Project budget constraints – is the budget realistic for the priorities above?
    • Inspiration photos and/or ideas from client
    • On-the-spot ideas, solutions, and design direction from Cameron
  • Step 02

    Design

    Here at Kennedy we are design-focused. A cultivated design makes the difference between an ordinary project and an extraordinary extension of your home. We strive to create fully custom outdoor living spaces with the best aesthetic, functionality, materials, and craftsmanship.

    Design Payment

    Each project is custom and unique. For this reason, we provide you with the design fee after we assess the property, scope, and scale. Most designs range from $800 – $3,000.

    How to Pay: via check, paid before or at the consultation

    We will review the first iteration of the design with you in person or via Zoom presentation at which time we will present a preliminary budget study along with the design. We can discuss what you like and what you would like to change.

  • Step 03

    Proposal

    Once the ‘final’ design is decided upon by the client, this is the time when we move into the estimating process. We will provide a formal detail proposal / contract that outlines the scope of work for each work area of the project.

  • Step 04

    Scheduling & Planning

    Once the proposal is signed and the deposit is paid, this is the time when we add your project to our project schedule. We will give you a tentative start date and a tentative project duration. This is tentative because there are several factors that can change this date like weather, added scope to current projects, and material delays just to name a few.

  • Step 05

    Permits & HOA Approvals

    We prepare zoning, grading, building, electrical and mechanical permits prior to starting your project. The cost to prepare these is already included in your contract unless engineering is required by the township or municipality. Engineered plans usually range from $2,000 – $2,500 and a survey is usually around $2,000. We will assist in providing the required paperwork and drawings/ information for your HOA approval as well.

  • Step 06

    Construction

    Construction can be loud, messy, exciting, draining, beautiful, and rewarding all at the same time. Here are some common nuisances that go along with a construction site:

    • Noise
    • Mud
    • Dirty driveways and roads
    • Grass being damaged by equipment
    • Weather delays
    • Material delays
    • Hitting unmarked undergrounds: such as invisible dog fences, cable lines, phone lines, and irrigation in the work area
    • Site conditions that change the original plan
    • Neighbors’ complaints about ongoing construction

    We do our best to keep a tidy job site and are very respectful and considerate of you and your neighbors’ property. Keep in mind that the hassle of the construction project will be worth it in the end when you get to enjoy your brand-new beautiful backyard!

  • Step 07

    Punch-List, Finish & Warranty

    Punch List

    As we are nearing completion, we will do a punch list walk-through with you. This is when we go over any outstanding construction items that need addressing. These could be things like: stain touch-ups, a paver that is broken and needs to be replaced, a light that isn’t working and needs a new bulb, etc. Once we create the list, we will start working on getting it completed.

    Finish

    It is the very last day, and we are cleaning and packing up. The design has come to life before your eyes and now you can live in your project. We hope that your family and friends will create endless memories and magical moments for years to come in your beautiful space. We will miss you dearly, and if you ever need us, we’re just a phone call, text, or email away. Cheers!

    Warranty

    Our work stands the test of time. In the event something pops up, call us and we are there. We provide a 1-year Craftmanship Warranty on all our construction projects, 90 days on plantings, and we will help coordinate any manufacturer warranties on the products themselves.
